Every priced unit is listed on this site by code.

On the current termsheets 80 of 322 Waterside residences, 69 of 150 Skypark Elara residences and 5 of 14 Waterfront Villas carry an asking price; the rest are reserved. We confirm your unit is free before anything is signed.

Question 3

How do I pay?

Accepted Answer

Reserve with THB 100,000 (units under THB 30M; 300,000 up to 50M; 500,000 up to 100M). Then either 20/20/20/20/20 tied to construction stages, or 20/10/10/10 during construction with the remaining 50% financed after completion over 1, 3 or 5 years at 3%, 5% or 7% a year in quarterly instalments.

Freehold or leasehold?

Condominiums: freehold within the 49% foreign quota, otherwise a registered 30-year lease that is renewable and transferable; the termsheet marks each unit FH or LH. Villas: the building is freehold, foreign buyers lease the land for 30 years renewable. Freehold transfer fee is 2% of appraised value; lease registration 1.1%.

When will it be built?

The developer's programme is 18–24 months per building from commencement after environmental and building approvals; registration follows about 180 days after full payment, completion of all buildings and the condominium licence. Owners may move in on the occupancy permit before registration. We send the current stage for your block on request.

What is included in the price?

Accepted Answer

Fixed furnishings — wardrobes, kitchen cabinets, built-in appliances — and landscaping. Loose furniture, artworks and amenities are optional packages. Five-year structural warranty, two years on other components.

What are the running costs?

Common area fee THB 50 per m² per month (a 48 m² one-bedroom pays about THB 28,800 a year; an 80 m² two-bedroom about THB 48,000) plus a special fund of THB 100 per m² per year, invoiced quarterly. Water and electricity are metered.

Yes. Lets of six months and longer are unrestricted. Shorter stays go exclusively through Banyan Living / Laguna Rentals at 10–15% commission with a fully furnished unit. Rental income is taxable in Thailand; distributions may carry 5–15% withholding tax.

Banyan Group (Banyan Tree Holdings, Singapore, listed on SGX since 2006, founded 1994) through the project company Bang Tao Grande Limited. The group has operated Laguna Phuket next door since 1987 and manages the estate, rentals and owner services itself.

How do I proceed?

Accepted Answer

Tell us the format or the unit code. We confirm availability and the exact price in writing, send the plan and the payment schedule for that unit, arrange a viewing at the sales gallery or a video walk, and stay with you through reservation, contract review and transfer.
